      This land is comprised of 3 adjoining blocks all held together in one title. I have been told that an owner could build 3 houses, one on each block, but this clearly would need to be run past the local council for their approval. Subdivision into 3 separate titles would be unlikely to gain approval.

      There are 3 cleared building sites, one on each of the 3 lots, with a connecting track joining all three. This access in its present location would need considerable upgrading to make it an all vehicle all weather road. When conditions are dry one can drive onto each lot. Most of the old formed track is in good order and has not washed out mainly because much of it is sheltered by native bush canopy. There have been parts metaled and culverted. There is the potential to gain a much easier and shorter access to the top and best building site from a neighbouring property, however formal permission from owners of the adjacent subdivision would be required, along with a right of way. This is currently being investigated.

      The whole block apart from the cleared and grassed building sites is covered with superb native bush which gives all the sites significant privacy. If one was to build on the top (or highest) lot not only do you have the superb view (pictured) but there is no lack of sun and also the lots are all very sheltered from any wind.

      A power box carrying ample reserves of power, along with Telecom is located on one of the boundaries.

      The owner resides overseas and reluctantly has decided to sell. He has owned this land for many years.
